New Dawn Senior Living began as Dawn Senior Living. It was the vision of Father Jim Falsey and other community leaders. Eleven acres of land behind St. Marks were donated to Dawn by the church for the purpose of senior living.

Community questionnaires and needs studies were done. All pointed to the need in the area to have affordable housing dedicated to seniors. Economic conditions set the project back and Father Jim moved to serve other parishes. The gifts and fund raising were not enough to sustain the
project. None of those funds were ever wasted or used for other things. Thank you to the parish and
those who gave in the past!

More recently a major gift and a matching grant from Rollin Gerstacker Foundation brought $40,000
to begin work again. Approximately $100,000 in improvements including a new entrance from Michigan
Avenue has brought progress to the project. City water, sewer and a new road leading back to the building site is in place. The name has now also changed to New Dawn Senior Living. You can see the progress and the new sign at 300 E. Michigan Ave. This location is across from the city park and adjacent to the Arenac County Historical Society building.

The net worth of the land and improvements is approximately $175,000. A local financial institution
is interested in helping with financing. New Dawn is a Michigan non-profit corporation with 501- 3c tax status. We are still seeking tax exempt donations and low interest loans from interested parties. If you have money market funds that are typically low yield, we can offer a monthly income plan that is very attractive.
All that we do, will be based on the lowest costs possible, to insure affordable housing. Plans now include two independent living quad-plex condominium units (Eight living units total). We are seeking budget building cost numbers from an experienced local builder.
If you also see the need for seniors and their families to have a common sense solution for housing in
a hometown setting, please contact us. We are not quite ready yet with actual numbers, but as soon as
we are, we will open the financial contact tab up on the website.
Senior service providers will be in place, for contract service to residents, based on actual need. All services, including, RN’s, home health care workers, drivers and other contract support services can be tailored to specific needs of the each individual resident.
